Home Staging (HS) was born and grew simultaneously in the United States, Canada and Australia, starting in the 1970s. The literal meaning of HS means showcasing the property on a “stage”, and the aim is for the buyer or tenant to fall in love with the home at first sight.
HS is a way of increasing the value of the property or at least not losing value, achieving a sale or rental that is quicker than our competitors.
If you want to sell or rent your home you need to go further than just putting up a sign. HS allows you to arrange the property in a more attractive way and thus be able to sell or rent it quicker and for a higher price.
We have experienced this first hand. Our first HS project was a roaring success. We rented the home in just 12 days, while the average is 35 days; and at a rent significantly higher than the going rate.
In just one minute the future buyer or tenant knows whether or not they would like to live in the home. Therefore, that first impression is essential. What we achieve with HS is to promote the property so that it captures visual attention, minimising the time it takes to sell or rent, de-personalising the home so that the potential tenant or buyer can imagine it as their own, repairing any imperfections, and showcasing the very best of the property.
After a visit to the property, we then identify the improvements to be made before submitting a proposal which, depending on the home, will include painting, repairs, cleaning and furnishing.
The HS keys are:
- Cleaning and painting: all surfaces should gleam.
- De-personalising: erasing the imprint of the owners’ personality.
- Giving warmth to the home: adding decorative elements that convey positive feelings.
- And finally, taking excellent photographs.
The first impression is the most important and we want to help you make your home shine.
